How it works
Elite Destination Homes utilizes a unique "fitting" process which enables potential owners to discover if fractional home ownership with Elite is the vacation investment that best suits their individual travel style and investment goals. This thoughtful approach gives comfort and confidence to our co-owners.
I. Travel Investment Clarifier
The fitting conversation takes about 20-30 minutes, during which we ask a series of questions around your travel style and investment goals. The purpose of the interview is for us to get to know you. The first part, travel style, enables us to learn about how you travel, what activities you like, what type services you prefer, and what destinations excite you. In the second part, we ask about your investment goals around owning a vacation property. Your answers allow us to know whether co-ownership in an Elite Destination Homes property is right for you, and that we can meet your expectations well into the future.
II. FIT Report
If we think that co-ownership in an Elite property would best serve your goals, we invite you to move forward to the mutual due diligence process. If we don’t think that joining one of our co-ownership groups will meet your requirements, we will make a recommendation as to what type of shared ownership might be a better fit for you.
III. Mutual Due Diligence
The mutual due diligence process begins with agreeing to mutual confidentiality. Since we are transparent about the financial details of the deal, we ask that you not share the information with anyone outside of your family and trusted professional advisors. By the same token, we understand that your personal and financial information is private, and we will not share it with anyone.
Once this is done, we will send you a dossier containing specific details of the property/properties, including an overview, pricing, photos, floor plans, financial projections, a term sheet summarizing the subscription documents, and purchase agreement terms. We also offer the option of visiting the property and speaking with current Elite owners about their experience as co-owners.
In return, we ask you to provide a letter from a financial advisor stating that you are a financially qualified accredited investor.
We feel that mutual due diligence and financial transparency are best practices for entering into a relationship of this type. The due diligence process engenders a high level of mutual comfort and trust, which is key for us to achieve one another’s goals.
IV. Invitation
At this point, an invitation to join the co-ownership group for the property is issued. You have the option of accepting the invitation immediately, if you feel the current property is the right one for you, or at a later date, if you prefer to wait for a future property that is a better fit.
